Zoning Process
Prior to undertaking any construction or additions to their property, including the construction of decks, gazebos, ect., residents are well advised to contact the Zoning Office prior to beginning construction. The staff may be reached Monday through Friday at (740) 548-5430 during the hours of 8 a.m. to 4:30 pm.
ADMINISTRATIVE REVIEW GUIDELINES:
Commercial and Industrial Building Zoning Applications must be accompanied by:
- Two complete sets of building plans showing:
- Size and location of the building on the plot plan
- Architect's plans of building elevations
- Interior building plans
- Location and total number of parking spaces to be provided
- The landscape plan to be used
- A color chart of all colors to be used on the exterior of the building.
- A lighting plan for the exterior of the building and parking area with down lighting/cutoff specifications.
- A completed application submitted with a Certified Address and a check for the total amount of zoning fees.
- A letter from the Orange Township Fire Department stating that they have received and approved a set of plans.
ADMINISTRATIVE REVIEW REQUIREMENTS:
Final subdivision plats submitted to Zoning Office for Administrative Review and Zoning Inspector's signature must have the following:
- Fee for Administrative Review ($500.00 for a Major Subdivision; $250.00 for a Minor Subdivision).
- One set of final plat, 3'x 2', with setbacks, front, rear, and side yard minimums noted.
- One copy of deed restrictions/covenants to be filed with county.
- A letter from the Orange Township Fire Department stating that they have received and approved a set of plans.
Before Zoning Permits can be issued, a recorded copy 3'x 2' and one copy 11"x 17" along with recorded deed restrictions must be submitted to the Zoning Office. One set of Master Grading and Storm Drainage System is also needed.
